What are we doing to help residents feel safe in their homes?
Our main objective is the safety of our residents, therefore as your landlord we are continually seeking to recognise and address any potential risks that may impact your safety.
Here is what we have been doing to ensure you feel safe and secure in your home:
- We have a programme for servicing and inspecting all our homes. This includes an annual gas safety check, a five-yearly electrical check, and asbestos and legionella check in communal areas where applicable.


- In our blocks we ensure we carry out fire risk assessments in line with legal requirements. These checks may lead to actions we need to take to address problems identified. We may need your help to complete these checks to ensure the safety of your block, for example removing any items that are stored in a communal area.
- This is because any items in a communal area could contribute to the spread of a fire or block exits, which is why we ensure we are in line with fire saftey regulations.
- We regularly service and check any fire safety equipment.
- We replace or repair any fire door where required. Taller buildings above five storeys or 11 metres tall are subject to further checks, such as fire door inspections.
- We carry our estate inspections to check our communal areas of all our blocks for any hazards. We have a door entry inspection programme as part of our new contract with Silk & Mackman.
- They are completing PPMs (annual service visits) of all our door entry assets. This enables us to check all door entry systems every year to ensure they work and are functioning correctly. If a door fails the check, it is reported, and a repair is arranged. As part of the programme, we also collect data to see which doors may need a future replacement. This enables us to plan our budgets and programmes for the following year.
- A number of our blocks have CCTV installations, and we work closely with the police when there have been incidences that have been caught on CCTV.
