If there’s major damage to your home, for example from a fire or flood, your landlord is usually responsible for repairs to the structure of the building. This includes things like ceilings, walls and floors. However, the cost of personal belongings such as furniture, carpets, electrical items, clothing and valuables isn’t normally covered.
That’s where home contents insurance comes in. It’s designed to help protect the things that make your house a home, from favourite toys and family photos to comfy armchairs and everyday essentials. If the worst happens, home contents insurance can help you easily replace lost or damaged possessions.
In simple terms:
Buildings insurance covers the structure of the home and permanent fixtures.
Contents insurance helps protect personal belongings, such as furniture, electronics, clothing, decorative items and more.
As your landlord, we cover the buildings insurance for your home – but you’re responsible, under the terms of your tenancy, for insuring your contents.
Home contents insurance isn’t compulsory, but it’s a good idea to consider what a policy would cover you for. It can help protect your possessions from risks like fire, theft, water damage and much more – giving you peace of mind.
We encourage you to shop around for a policy that meets your needs. The My Home Contents Insurance Scheme is available to eligible Wandle residents and is offered by Thistle Tenant Risks and Great Lakes Insurance UK Limited. It is designed specifically for residents in social housing and the policy can cover furniture, carpets, curtains, clothes, bedding, electrical items, pictures and ornaments (limits and exclusions apply).

Get involved in our new Homeowners Panel
The Homeowners Panel is a new customer group made up of shared owners and leaseholders from blocks across Wandle's properties. The panel meets regularly with Wandle colleagues to discuss and evaluate the policies and processes that shape the shared ownership and leaseholder experience, from service charges and communication to complaints handling and repairs pathways.
The panel isn’t a route for reporting repairs or resolving personal cases (those still need to go through the usual channels) – instead it’s focused on identifying where things aren't working well for homeowners and working alongside Wandle to improve them.
