
Resident Photography Competition
Last spring, we launched our residents’ photography competition with the theme ‘Housing in London’. Thank you to everyone who entered.
We are delighted to announce Maryam C as this year’s winner!
Maryam C received a £50 Amazon voucher, and her photograph will be transformed into a canvas print and displayed in the resident meeting room at our Blackfriars office.
We asked Maryam C why she chose to enter this photograph, and she told us:
"The image captures a fleeting moment, where the sun doesn't disappear all at once, it gives way to evening with patience, allowing both light and darkness to exist together for a while. The beauty of an ordinary evening in Crystal Palace - a reminder that some of the most meaningful moments are the ones we almost overlook."
Resident Annual Report 2025/26
Earlier this year we launched our new corporate strategy, which set out a three year plan to deliver the Right Homes, Right Services and Right Support for our customers.
In this year’s Annual Report, we share our Tenant Satisfaction Measure results, the progress we are making and what our next steps are for the remainder of our current corporate strategy. Along with our Tenant Satisfaction Measures, we also share feedback from our customers from our Customer Change and Improvement Panel and our newly formed Residents Repairs Panel, who have both been vital in shaping our priorities going forward, as well as learning from when things have gone wrong.
We were pleased to see our overall satisfaction climb from 49.8% (2024/25) to 57.4% (2025/26), showing changes and improvements were taking place, but also acknowledging we still have further to go.

Update from the Resident Repairs Panel
Over the past few months, members of the Resident Repairs Panel have been getting stuck into discussions about Wandle's repairs service, sharing their experiences and helping Wandle colleagues understand what works well and where improvements are needed.
The panel has been looking at customer feedback, discussing how Wandle follows up when repairs don't go as planned and helping shape the review of the Repairs Policy. Members have also shared ideas on how more residents can get involved and make their voices heard. Panel member Leona describes its purpose as "bridging the gaps between what Wandle think is happening and what is actually happening.”
Guest speakers are often invited along to meetings to answer questions and give residents a behind-the-scenes look at how services work. One recent session focused on homes with capped gas supplies, giving panel members the chance to hear directly from the colleague responsible for the service and raise questions on behalf of residents.

Wandle Estate Visits
This summer, we visited four areas across south London to meet residents, listen to their experiences and hear any concerns that they may have.
So far, we have visited Croydon, Southwark, Lewisham and Rotherhithe. Thank you to everyone who took the time to speak with us, and for sharing their questions and suggestions. We have passed your feedback onto the relevant teams, which will help us to provide better support for our residents and improve our customer service.
We have two further visits, and we hope to see you there!
