Satisfaction with the landlord’s approach to handling anti-social behaviour
All social housing associations are regulated by the Regulator for Social Housing, who set 22 Tenant Satisfaction Measures that all providers must survey and publish every year.
In our Residents Annual Report 2023/24 we shared our performance for these Tenant Satisfaction Measures.
Anti-social behaviour (ASB) is when a person or group causes harassment, crimes, disruptive or intimidating behaviour. We are committed to ensuring our customers feel safe and secure in their homes and communities. We are dedicated to resolving any ASB issues you raise to ensure we deliver a good service and improve our satisfaction levels.
Our Community Safety team and our Estate Services team recently transformed a hot-spot for fly-tipping in Lewisham.
Fly-tipping is when people leave their waste or unwanted items next to a road, field, communal space or river. It is illegal and a criminal activity, for which you could be prosecuted. It is unsightly, bad for the local environment and can be unsafe for those who live or walk nearby.
Residents in Auburn Close were in despair after relentless fly-tippers were littering their local area with items such as bedframes, general rubbish, wooden crates, old furniture and even an oven.
The rubbish was repeatedly cleared but this was only a short-term fix as the fly-tippers returned multiple times.
Our Estate Services team decided to fill the empty space with wooden sleepers which have now been installed and planted with a range of flowers that will soon bloom this coming spring. This will bring a great addition to the local community, and most importantly will deter any future fly-tipping. One resident said the new sleepers have improved the area and since they’ve been installed, the litter and ASB has now been controlled.

Our average for this year from April 2024 to March 2025 is 33%. We know we need to do better, which is why we are using this year’s data and learnings to improve our service, with better communication and support.
